This project was truly one of a kind—an approximately 45,000 square foot mini storage facility. Typically, such buildings are constructed with steel and then clad in drywall for fire rating, which adds significant costs. Woodpecker was able to construct this facility at a fraction of the cost compared to a steel/drywall structure.

The entire building was framed with 10×10 timbers on 10-foot centers. In the event of fire, the 10×10 timber cross-section allows for about 1 inch of charcoaling, providing fire protection to the remaining 8×8 of the timber, eliminating the need for cladding. Each floor featured a 4×6 tongue-and-groove ceiling on top of the timbers.

As knowledge of mass timber’s fire-resistant properties grows, we hope to see more commercial and industrial buildings embracing this approach—combining beauty, functionality, sustainability, and budget-conscious design.
